The largest is by AMP Capital for the first stage of a $130 million development at Crossroads Logistics Centre, at Casula in Sydney's south-west. This follows Cosentino​ Australia choosing to partner with AMP Capital at the new industrial hub.

Crossroads Logistics Centre is owned by investors in the AMP Capital Diversified Property Fund (ADPF) and once complete will accommodate about 79,000 square metres of high-quality warehouse and office space across three precincts.

AMP Capital managing director office and industrial Luke Briscoe said securing a quality tenant such as Cosentino reinforces the appeal of the development, including the strategic location at the crossroads of the M5 and M7, as well as the tailored design of the facility to meet its business needs.

"We continue to see strong interest in the western Sydney market, driven by an outperforming NSW economy, the migration of logistics businesses from the South Sydney market to the west and the surrounding significant investment in infrastructure," Mr Briscoe said.

"AMP Capital is well placed to respond to this demand within our portfolio at not only our Crossroads development, but our sites at Glendenning, Arndell Park and Huntingwood."

Mirvac has also identified industrial as a growth sector with the purchase of an industrial asset within the Rydalmere/Silverwater industrial precinct in Sydney's north-west from ISPT for $47.55 million, representing a yield of 6.65 per cent.

The 274 Victoria Road, Rydalmere, building is 22,734 sq m and sits on a 36,540 sq m site. Its is 100 per cent leased to Thales Australia with a weighted average lease expiry of 7.2 years.

Gavin Bishop and Roger Miller, national directors of industrial for Colliers International, negotiated the sale on behalf of ISPT.

Mr Bishop said institutional investors continue to favour the Sydney market with two-thirds of all industrial sales over the past year by value attributable to such purchasers. Offshore purchasers accounted for 41 per cent of all transactions in NSW by value.

In another deal, Frasers Property Australia (formerly Australand) has exchanged contracts to acquire a 10 hectare site adjacent to its Eastern Creek Business Park in western Sydney.

The vendor for the property, at Kangaroo Avenue, Eastern Creek, is Hanson Concrete, but no price was disclosed.

Ian Barter, general manager northern region for Frasers Property Australia, said the group identified Eastern Creek over a decade ago as a prime location for logistics and warehousing operations due to its proximity to the major road networks in Sydney.

In the south, a residential site at Botany has been listed with a development approval in place, and a price guide of $10 million through Tony Laing, co-principal of Raine & Horne Commercial Bondi Junction.

Mr Laing said it is expected the property could command a gross realisation of $30 million-plus in off-the-plan sales for a developer.
